Residential MLS classes only: single family, condominium, townhouse, twin, small multi-family, mobile and recreational.
Mobile homes are counted in closed sales and listings entered but excluded from median price and list-to-sale ratio.
List-to-sale is the median of close price over original list price. Months of supply is active listings over the average monthly closings of the twelve months ending with the report month.
The feed keeps only each listing's current status, so 'went under contract' counts listings still under contract or backup whose status changed in the window; daily inventory history accumulates from the snapshot cron's first run.
